Condo, Co-Op Services

Resident work order

We will process any work orders from residents and verify that outside vendors are following our requirements (insurance policy + building roll). 

Project Management/ Vendors 

Any small or large project we will run our unique process for RFP (Request for Proposal) and RFQ (Request for Quotation) to verify you get the best vendors and services at the best price that is available in the market for the project. 

Board member communication 

We will streamline communication between Board Members and the Property Management Team to keep operations running smoothly.

Property Maintenance

We will inspect, maintain and follow building code for our residents safety.

Maintenance includes indoor and outdoor hallways and enterances.

Cleaning Services

Cleaning services and trash removal are provided for indoor communal areas and all outdoor areas. We always keep all parts of the property in compliance with New York Health Code.

Building Financials & Accounting

Our team will create monthly reports on income, expenses and current account balances. We will present these reports monthly to the Board. 

Vendor List

A-Z Property Management will provide a list of the best vendors in each industry, with the best rates to benefit the owners and tenants.

Legal & Accounting services   

Whenever you need help with filing your annual tax return or need legal services to write a letter to your tenant, process eviction, or handle court cases we have in-house Accounting, CPA, and legal counsel at discounted prices.

Unit Sale Transfer & Closing

All Sales Closings will happen in the A - Z Property Management office, to verify the proper processes on behalf of Board Requirements.

Maintain Building Supplies

To ensure that our building is functioning smoothly we will track all building supplies and keep them in a good standard.

Building Equipment

We will inspect all the existing equipment (Boiler, Elevator, Safety Equipment ,and others) in the building and create a report and to-do list to make sure that all equipment is functioning and in a good condition. 

Property Maintenance

We will inspect, maintain and follow building codes for our residents safety.

Maintenance includes indoor and outdoor hallways and entrances

Monthly Fee Collection

Our online portal for residents makes it easy to see all your bills and pay them, allowing all residents the ability to keep accounts in good standing. 

Building Financials & Accounting

Our team will create monthly reports on income, expenses and current account balances. We will present these reports monthly to the Board. 

Violation Clearing

We handle clearing any state or city violations. We manage the process and vendors required to handle the violation.

Legal & Accounting services   

Whenever you need help with filing your annual tax return or need legal services to write a letter to your tenant, process eviction, or handle court cases we have in-house Accounting, CPA, and legal counsel at discounted prices.

Annual Board Meeting

We will arrange the annual meeting, agenda, and minutes with all unit’s owners to elect board members and discuss 'maintenance, operation, and future projects in the building.'

Building Amenities

(Where Applicable) 

We will keep all building amenities under review to make sure all facilities are up-to-date and in good condition. 

House Rules / By-Laws Oversight 

We will review and inspect the house rules and ensure that our residents and vendors are following them. 

Building Services Contract

We will review the service contracts with maintenance to ensure equipment is always in good condition, and keep all equipment in order and in stock. 

We want to ensure residents lives are happy and safe.

Emergency Calls 24/7

For any emergencies our team is available to answer your call 24/7 365 days a year.

Monthly & Annual Statements

We will provide for all unit owners, monthly and annual statements with all tacking on all payments, and current account balance. This infomation is also available on all unit owners Online Portals, for a permanent record. 

Operation & Reserves Account

We will create accounts and budgets for building management, maintenance and repairs. As well as create and manage budgets for future projects.

Insurance Procurement

We will review your insurance policy coverage and annual rate to ensure that it fits your properties needs- in case we may need to activate your policy.

Given the complexity of insurance policies, having proper coverage makes all the difference when your asset experiences a loss.​

Building Staff Training and Supervision

We will train the building staff to our high standard and supervise them, to ensure that we maintain the highest quality of service.

Department of Building

All Registrations and Filing with the correct documents will be handled by our team of experts. We will keep in constant communication with all Department of Building agencies, and ensure the building is always up to code, laws, and regulations.

Storm Services

We will monitor any storm, and make all the necessary preparations to ensure the residents and properties safety. 

We also have an after-storm response team available to fix and clean any part of the property to ensure residents saftey and that the property is up to Code.

Tenant Portal

Tenants have access any time by PC and Mobile to make rent and insurance payments, as well as submit any maintenance or repair requests.

Sell, Buy, Rent Board Package Process

We will run the all processes on behalf of the Board that includes collecting all lists of required documents, resident credit and background checks, and Board interviews (if needed).
